The San Fernando Valley bakes. Summers run hot, the sun is relentless, and roofs here take more ultraviolet punishment than in many parts of the country. Asphalt shingles rely on a coating of mineral granules to shield the asphalt underneath from ultraviolet light. Under the Valley sun, those granules slowly wear off and wash into the gutters, exposing the asphalt, which then dries, hardens, and cracks. The edges curl up, the shingle stops lying flat, and it loses its ability to shed water. Tile itself handles the sun remarkably well, which is part of why so many Valley homes wear tile that is decades old. But the tile is only the top layer. Beneath it, the underlayment is the real waterproof barrier, and heat dries it out and ages it faster than the tile above. Heat does not stop at the roof surface. A Valley attic under a hot roof can reach punishing temperatures, and without good ventilation that heat radiates down into the rooms below and drives the air conditioner hard all summer. You cannot dim the Valley sun, but you can slow its effect. On flat roofs, a reflective coating does the same and extends the membrane's life. Good ventilation clears the heat that still builds up. And regular roof maintenance catches sun-driven wear, a curling shingle or a dried flashing seam, before it becomes a leak.
Because sun damage is gradual, it is easy to miss until a leak appears. Keep an eye on the things sun causes: granules in the gutters, curling shingle edges, a tile roof that is leaking while the tile looks fine, and an attic that is brutally hot.
