The tile number surprises people. The tile itself can outlast the house, but the underlayment beneath it wears out first, which is why a decades-old tile roof can leak while the tile still looks perfect. On a shingle roof, the whole covering ages together.

Age is a guide, not a verdict. A twenty-year-old shingle roof might have a couple of years left, or it might be done, depending on how it was installed and cared for. The tells are granule loss and curling on shingle, cracked or slipped pieces and failed underlayment on tile, and blistering or ponding on flat roofs.
