A small leak does not stay small. Left alone, water soaks the underlayment, then rots the decking and framing, ruins insulation, stains and damages drywall and ceilings, and can lead to mold. What starts as a few hundred dollar fix grows into a job that runs into the thousands, and in bad cases forces a full replacement. Handling a repair early is almost always the cheaper path.
Water is patient and destructive. A single cracked tile or lifted flashing lets a little water past the surface. At first it just dampens the underlayment beneath, and nothing shows inside. But every rain adds more, the underlayment breaks down, and the water moves on to the wood, soaking the decking and the framing until they soften and rot. Along the way it wets the attic insulation, which loses its value once compressed and damp, and it works down into the drywall, where it finally shows as a ceiling stain.
By the time a homeowner sees that stain, the repair has already grown. Resetting one tile has become replacing a section of underlayment and possibly some decking, plus fixing the interior damage.
